What's the difference between a broker and a bank?

A bank can only offer you their own loan products. As a broker, I work with over 100 lenders — which means I'm shopping the entire market on your behalf to find the best rate and terms. You get more options, and I get paid to find you the right fit.

How much does it cost to work with you?

My services don't cost you anything out of pocket — brokers are compensated by the lender. There are standard loan costs (origination, appraisal, title, etc.) but those exist whether you work with a broker or a bank.

What states are you licensed in?

I'm licensed to originate mortgages in 49 states — every state except New York. Full state-by-state license numbers are in the footer.

How long does the process take?

From application to closing usually runs 21–30 days for a purchase, sometimes faster. Refinances can close in 2–3 weeks. I'll give you a real timeline based on your specific situation when we talk.

I'm not ready to buy yet — can we still talk?

Absolutely. A lot of my best client relationships started 6–12 months before the actual purchase. Better to know your number, fix any credit issues, and have a plan than to scramble when you find the house.
